We have 3 days to spend in Manila before heading to Boracay Island and we booked at the Leesons Residences. Rooms are spacious and clean. The staffs are very friendly to us. The hotel is located in Remedios street, just 2 blocks from the main Taft Avenue where the major public vehicles are. If you are taking public transportation to go around, it is a very convenient location to do that. Our stay is satisfactory. The only thing is, they do not have an elevator, so if you are not ready to climb stairs, then this hotel is not for you. Otherwise, it is a nice hotel with comfortable and clean rooms.

I have stayed in several budget hotels in Malate and Leesons Residences is the best in terms of cleanliness and price. Staffs are very helpful and friendly. The room has a private toilet and bath with hot and cold shower. It is very well equipped with an airconditioner, a small refrigerator, a kettle to make coffee or tea, a small safe to keep your laptop or tablet, and a 32" flat screen tv. The room is also nicely decorated and looks new. The bed is very nice hotel bed, same with bigger and more expensive hotel type bed. It also has a private balcony if you want to smoke. Wifi is free too. Definitely worth every buck. It is also centrally located. A 711 convenience store is right outside the hotel. I highly recommend this hotel for those who want comfort and convenience but do not want to spend too much on a hotel room.
